Melbourne's rental year has a shape, and it is worth knowing before you book a flight. February is the crush, winter is the calm stretch, and the room you take in November may only be yours until the tennis starts.

January and February: the weeks the whole city moves
Melbourne's year starts loud. The tennis is on, semester is about to begin, and everyone who spent January at the coast comes back in the same week. Houses that sat quiet through December get ten messages by lunchtime, and an inspection turns into a small queue on the footpath.
If you are landing in February, begin looking in early January. Decide which side of the river you want before you start, because it narrows the map fast. Melburnians say north side or south side long before they say a suburb name, and your friends, your local and your regular tram all end up on whichever side you picked.
The cold half of the year is the patient half
From about May to August the pace drops off. Fewer people turn up to each inspection, houses take longer to fill, and you get to think overnight rather than decide on the footpath. If you have any say in when you move, move in the cold months.
Winter also tells you the truth about a house. Plenty of share houses here are old weatherboard or single brick, with a gas heater in one room and nothing in the others, and July genuinely bites. Ask which way the room faces, whether it has its own heater, and what the bills came to last winter.
Test the trip in the same season, at the hour you would really travel. The trains and trams run fast in and out of the city and slowly across it, which is why a room eight kilometres out on one straight tram route can beat a room five kilometres out with a bus change in the middle.
Spring rooms that quietly end in February
From September the market loosens again. Exams finish, leases signed the summer before run out, and people leave, some for good and some for a few months somewhere warmer. A fair share of what comes up between September and Christmas is a sublet, or a room being held for a housemate who is travelling.
So ask how long it actually runs before you move your things in. Nobody minds the question, and the answer is often shorter than the ad suggests: a spring room can quietly turn back into someone else's room by the end of summer. That is better known in October than discovered in February.

Inner north
Carlton, Fitzroy, Collingwood, Abbotsford, Brunswick, Northcote, Thornbury, Preston
Sydney Road and High Street run dead straight out of the city, so a room in Preston can be a smoother trip in than one in a back street much closer to town.
Inner west
Footscray, Seddon, Yarraville, Kensington, West Footscray
Footscray is where several train lines meet, so the run into Southern Cross is short even though rooms tend to sit below north-side prices.
Inner south and east
Richmond, South Yarra, Prahran, Windsor
Rooms are smaller and dearer per week, and Richmond fills and empties with football crowds most weekends from March to September.
Bayside
St Kilda, Elwood, Balaclava, Port Melbourne, Albert Park
There is more seasonal and short-stay living here than anywhere else in Melbourne, so a room offered in November may only be going until February.
City and Docklands
Melbourne CBD, Southbank, Docklands, North Melbourne
Most rooms are in apartment towers and come furnished, and the Free Tram Zone means some people living here barely touch a myki.
Outer east and south-east
Box Hill, Glen Waverley, Clayton, Springvale, Dandenong
Houses are bigger, so a share often means four or five rooms rather than two, and the food along Whitehorse and Springvale Roads is why many people stay out here.

Is february really the worst month to look for a share house in Melbourne?
It is the busiest by a distance. Semester starts, the tennis brings people into town, and everyone who went to the coast in January comes back at once, so you end up deciding quickly and alongside plenty of other people. It is doable, it is just not restful. Arriving in March, or starting to look from early January, makes the same search feel completely different.
Do Melbourne share houses actually have heating?
Often only in one room. A lot of the older weatherboard and single-brick houses were never heated properly, so there is a gas heater in the lounge and nothing down the hall. Ask which way your room faces, whether it has its own heater, and what last winter's bills came to. The cheapest room in January is not always the cheapest one in August.
What do melburnians mean by north side and south side?
The Yarra splits the city and people genuinely pick a side. The north is flatter and older, with more terraces and more tram lines through Carlton, Fitzroy and Brunswick. The south has the bay, smaller flats and higher rent per room. Neither one wins. It mostly decides where your friends are and which way you travel on a Friday night.
Is Melbourne public transport half price at the moment?
Yes. Fares across Victoria are half price until 1 January 2027, and one myki covers trains, trams and buses on the same fare. Trams inside the CBD and Docklands are free, which is the Free Tram Zone that city listings all mention. It makes living a few stops further out cost less than it used to.
