Hobart is a small city on a narrow shelf, and the search works outward rather than suburb by suburb. Each step away from the waterfront buys you something and costs you something, usually a hill, a bus or a bridge.

Inside the first ring, you can walk home
Start in the middle and the map is small. North Hobart, West Hobart, Battery Point, South Hobart and the near end of Sandy Bay all sit close enough to town that you can walk in and, more to the point, walk home at night. That is the thing you are paying for. Rooms in this ring are usually bedrooms in big old houses carved into shares.
What you give up is flat ground and somewhere to park. The streets behind the Elizabeth Street restaurant strip climb hard, and a walk that looks like ten minutes on a map can be a long haul uphill with shopping in both hands. Inner streets are narrow and often permit-only, so if you are bringing a car down on the ferry, ask where it will live before you agree to anything.
One step out, and the road does the work
Step out and the map stops being about walking. It becomes about which road you are on. The long run north through Moonah, Derwent Park, Glenorchy, Berriedale and Claremont hangs off Main Road, and Sandy Bay Road does the same job heading south. A room a block from either is better connected than its distance suggests. A room a steep kilometre off one is not.
There is more room to breathe out here, and rent tends to ease as you go. What you lose is spontaneity. There is no train and no tram in Hobart, so this is buses, and Metro Tasmania runs fare-free right across the state until the end of June 2027. The cost is your time rather than the ticket. Services thin out in the evening, which matters if you finish late.
The last step is over the water, or over the hill
The furthest step is over the water or over the hill. The eastern shore gets more sun, sits out of the mountain's afternoon shadow, tends to be newer and usually costs a little less. Every trip to town crosses the Tasman Bridge, and people plan their mornings around it: the middle lane turns to face the city during the morning peak and switches back at nine. The ferry between Bellerive Pier and Brooke Street Pier takes about fifteen minutes, but it runs at commuter times on weekdays and again on Saturday, so treat it as a commute rather than a way home from dinner.
South over the hill, the Southern Outlet puts Kingston and Blackmans Bay about twenty minutes from the city outside peak, and the beaches down there are where Hobart goes in summer. Both of these last steps trade flexibility for space and light. Whichever ring you stop at, ask the same few things before you say yes.
- Heating. Ask what it is, which rooms it actually reaches, and whether power is in the rent.
- Sun. A north-facing room is worth far more here in July than it sounds in January.
- The last bus. Find out when the service near the house stops for the night.

Inner north and the city fringe
North Hobart, West Hobart, Lenah Valley, New Town, Mount Stuart
The first ring. You can walk into town from most of it, and the price of that is the gradient, so find out whether your half of the walk is the uphill half.
Sandy Bay and the south
Sandy Bay, Battery Point, Dynnyrne, South Hobart
Still walkable at the near end, and mostly big old houses carved into shares. The closer you get to the water, the less likely a parking space comes with the room.
The northern run
Moonah, Derwent Park, Glenorchy, Berriedale, Claremont
One road and one bus corridor carry the whole strip, so a room within a block of Main Road is far better connected than the kilometres imply.
Eastern shore
Bellerive, Rosny, Montagu Bay, Lindisfarne, Howrah
More sun and less of the mountain's afternoon shadow, but everything bound for town funnels over the Tasman Bridge, and the ferry only runs at commuter times.
The Kingston side
Taroona, Kingston, Blackmans Bay, Margate
Over the hill rather than over the water. The Southern Outlet drops you into the city in about twenty minutes outside peak, and the beaches down here are where Hobart actually goes in summer.

How bad is the Tasman Bridge in the morning?
Busy enough that people organise their day around it. The middle lane turns to face the city for the morning peak and switches back at nine, so leaving a little before or after the crush changes the trip more than the distance does. If you are looking at the eastern shore, ask the household what time they leave.
Are Hobart share houses cold in winter?
Some are. This is the coldest capital, and a lot of the housing is old weatherboard put up long before insulation was normal. One heat pump in the living room is common, which can leave the bedrooms well behind it. Ask what the heating is, which rooms it reaches, and whether power is included in the rent.
Do rooms get harder to find around the Sydney to Hobart?
December to February is the tight stretch. Summer visitors, the yacht race finishing around New Year and the start of the work and study year all land at once, and spare beds get absorbed. From March it eases, and the winter months are quieter again.
Can I live in Kingston without a car?
You can, but the bus is then the whole plan. The Southern Outlet run into the city is about twenty minutes outside peak and longer in it. Kingston is spread out, so sitting near the shops and the highway stops matters more there than it does closer to town, and evening services are thin.
