Coffs Harbour is squeezed onto a narrow shelf where the Great Dividing Range meets the sea, so the town has only ever grown north and south. Choosing where to live here is really a question of how far out from the middle you go.

Start in the middle: what the first two kilometres give you
The range comes right down to the sea here, so Coffs has nowhere to spread inland. The town is strung along one line of coast, and the middle of it is smaller than people expect: the CBD, Park Beach and the Jetty all sit within about two kilometres of each other.
That is the part of Coffs you can live in on foot. Harbour Drive at the Jetty is where people eat and meet, Park Beach Plaza is where the town shops, and the health campus, which is the referral hospital for a long stretch of coast, is close enough that nurses and people on placement tend to start here. The trade is that these are the rooms people hold onto. Nobody gives up a walk to the water in a hurry.
Ten minutes out, the map stops being walkable
Step south and the distances stay small. Toormina and Boambee East are about ten minutes from the CBD, and Sawtell is a little past that, roughly fifteen minutes down Hogbin Drive. Ten kilometres here is ten minutes, so a cheaper room three suburbs over is a real option rather than a compromise.
What you give up is the walking. Busways runs the town buses and the main north-south routes are reasonable, but services thin out once you leave that corridor, which is why most households at this distance assume everyone drives. The Pacific Highway still runs straight through the middle of all this, and the bypass around it opens at the end of 2026.
Past twenty minutes you are choosing a different town
North of the centre the coast breaks into small pockets off the highway, Korora through to Emerald Beach, before Woolgoolga twenty-five minutes up. They are not one continuous suburb. Near the water the calendar starts to matter as well: from about November a good deal of coastal housing goes to holiday visitors, and the kinder stretch to be looking is late summer into autumn, once the crowd has gone home.
Turn inland and the map changes again. Karangi is close in, Coramba a bit further, Nana Glen and Bucca a good half-hour. The coastal humidity eases, the blocks get big, and a room out this way usually sits at the end of a long gravel driveway. The farms behind and north of town grow most of Australia's blueberries, along with bananas and cucumbers, and picking work runs from around June through to February, which puts its own pressure on rooms out there.

Two kilometres separates the city centre from the sand, and Park Beach Plaza rather than the city mall is where Coffs actually does its shopping.
The Jetty

Harbour Drive is the eating and meeting end of town, and the older cottages behind it make up the most walkable pocket in Coffs.
South to Sawtell
Toormina, Boambee East, Sawtell, Bonville
Sawtell has its own main street under big fig trees and a fierce local loyalty, while Toormina next door is plainer, cheaper and five minutes from the same water.
The northern beaches
Korora, Sapphire Beach, Moonee Beach, Emerald Beach, Woolgoolga
Separate pockets off the highway rather than one run of suburb, ending at Woolgoolga, which is a town in its own right with a large Punjabi community and the gurdwara above it.
Behind the range
Karangi, Coramba, Nana Glen, Upper Orara, Bucca
Ten to thirty minutes inland, Karangi close in and Nana Glen or Bucca a good half-hour, where the coastal humidity eases and the blocks get big.

Coffs Harbour: questions people ask before they move
Will the Coffs Harbour bypass change where I should live?
Not much, for someone renting. The bypass takes highway traffic around the town from the end of 2026, so the old route through the middle gets quieter, but local trips are short either way. Toormina or Sawtell to the CBD stays a ten to fifteen minute drive.
How far is sawtell from Coffs Harbour?
About ten kilometres, or roughly fifteen minutes down Hogbin Drive. It feels like a separate town because it has its own main street, beach and club. Plenty of people live in Sawtell and work in Coffs, and just as many the other way round.
Is woolgoolga too far to live if I work in coffs?
It is twenty-five minutes up the highway, and people do drive it daily. Woolgoolga works as its own town rather than a suburb, with its own shops and beach, a large Punjabi community and the gurdwara above it. The bus is not a practical commute, so plan on driving.
Can you walk to the beach from Coffs Harbour cbd?
Not comfortably. The city centre and Park Beach are two different places about two kilometres apart. If walking to the sand is the point, look at Park Beach or the Jetty rather than the streets around the mall.
