Rooms for rent on the Gold Coast
The Gold Coast is long and, in most places, only a few streets deep, which is why the map is less useful here than it looks. Almost everything comes back to one question: how far back from the water are you willing to live?

How far back from the water can you live?
The coast runs about 57 kilometres, Coolangatta up to Coomera, and in places it is only a few streets deep. The length is the fact everyone quotes — two beach suburbs at opposite ends can sit an hour apart — but the depth is the one that sets your rent. A few streets west of the sand, the same money starts buying a bigger room on a quieter street.
So the first thing to settle is not a suburb. It is what you are prepared to trade for a short walk to the water. On the strip that usually means a smaller room and a lease that runs only to the end of spring. Twenty minutes inland it means a proper bedroom in a proper house, and a car in the driveway. Both of those are the Gold Coast, and they are different weeks.
What each answer asks of you
If your answer is the water, the tram is what makes it work. It runs from Helensvale in the north the whole way down to Burleigh Heads, and every Translink journey — tram, bus or train — is a flat 50 cents, so distance here costs you time rather than money. Live within a walk of a stop and you can genuinely do without a car.
If your answer is inland, the train is the other spine, and it sits away from the coast rather than on it: Coomera, Helensvale, Nerang, Robina and Varsity Lakes. Varsity Lakes to central Brisbane is about an hour and twenty. The saving out here is real but smaller than people expect — beachside rent has caught up with the capital, so what you are buying inland is space and a lease that behaves like a lease.
- Helensvale. The tram meets the Brisbane train here, which is why the northern suburbs feel closer to the city than a map suggests.
- Coolangatta. The airport is at the far southern tip, and the tram does not reach it yet — buses and the highway do.
Summer will answer it for you if you leave it late
More of the housing here is set up for holidays than in most Australian cities, and that reaches into share houses too. From late November through January a spare room is often worth more by the night than by the week, so leases go short and people get asked to move on. March to May is the calm stretch, and the September to October shoulder is nearly as good.
If you are arriving in December, plan on moving twice: something short to land in, then a proper look once the town empties out in February. One local wrinkle before you sign anything — the state line runs through Coolangatta, so a room a short walk from the Queensland beaches can be in New South Wales.

Southport and the Broadwater
Southport, Labrador, Biggera Waters, Runaway Bay, Ashmore
The water here is the Broadwater rather than surf, which is the whole point: it is the working end of town — hospital, courts, council — and you can live centrally without paying beach prices.
Surfers Paradise and Broadbeach
Surfers Paradise, Main Beach, Broadbeach, Broadbeach Waters
As close to the sand as the coast gets, and priced on a holiday calendar rather than a lease calendar. A short stay is easy to arrange here; a long one takes more asking.
The southern beaches
Mermaid Beach, Miami, Burleigh Heads, Palm Beach, Currumbin, Tugun, Coolangatta
Burleigh is where the rest of the coast goes on a Saturday, so a room a few streets back from it can cost what a beachfront one does further north. Every block west is money.
Inland and the M1
Nerang, Carrara, Robina, Varsity Lakes, Mudgeeraba, Worongary
Fifteen to twenty minutes from the sand and most of the actual houses are out here, so a spare bedroom tends to be a bedroom rather than a partitioned living room.
The northern corridor
Coomera, Upper Coomera, Pimpama, Helensvale, Oxenford
People choose this end for Brisbane rather than for the surf — it is closer to the theme parks than the beach, and the train makes the trade worth it.
Over the border
Tweed Heads, Banora Point, Terranora
The state line runs right through Coolangatta, so a room a ten-minute walk from the Queensland beaches can be in New South Wales and on a different clock for half the year.

Gold Coast: questions people ask before they move
Is tweed heads the same time as the Gold Coast?
Only for half the year. The state line runs through Coolangatta, and New South Wales puts its clocks forward from early October to early April while Queensland leaves its alone. So through summer a room in Tweed Heads or Banora Point sits an hour ahead of one in Coolangatta, which matters if you sleep on one side of the line and work on the other.
Does the Gold Coast tram go to the airport?
No. The airport is at Coolangatta, right down the southern tip, and the tram currently stops at Burleigh Heads. Buses and the highway cover the rest of the way. Worth sorting out how you are getting from the airport before you commit to a suburb, especially if you land late.
Can you live on the Gold Coast and work in brisbane?
People do, and they do it from the inland train line rather than the beach. Varsity Lakes to central Brisbane is about an hour and twenty, and Helensvale is where the tram meets the Brisbane train, which is why the northern corridor fills up with commuters. It is a long day to do five times a week, so ask about your days in the office before you pick your end of the coast.
Why do Gold Coast share houses only offer short leases over summer?
Because from late November through January the same room earns more by the night than by the week. A lot of housing here was built for holidays, so a share room can quietly turn into a holiday let for six weeks. If you are looking in spring, ask straight out what happens to your room in December.
